THE OWNER’S GUIDE · MANAGEMENT FEES

Know what the fee covers.
And what it doesn’t.

Blue Sky Village’s management fee is 25% of gross booking value. Understand what is included, which costs sit outside the fee and what to ask before you sign.

What is included in the management fee?

The advertised fee covers the work of listing the home, managing pricing, communicating with guests and overseeing day-to-day hosting. Owners can reserve dates for their own stays.

Cleaning and maintenance are separate costs. Before onboarding, discuss how work is approved, who arranges it and how those charges appear in your reporting. Ask for the same clarity on platform fees, supplies, utilities, insurance and any taxes applicable to your property.

A simple example of the fee calculation.

Illustration only. These amounts are not a rental forecast.
ItemExample
Assumed gross booking value$40,000
Management fee at 25%$10,000
Remaining before other costs$30,000

The remaining $30,000 is not net profit. Cleaning, maintenance, platform charges and the other costs of owning and operating the home still need to be accounted for. Confirm which booking components enter the fee calculation in your agreement.

Compare the same scope when comparing managers.

  • Fee basis: what counts as gross booking value, and what happens with cancellations and refunds?
  • Guest care: which enquiries and issues does the manager handle?
  • Property care: who checks turnovers and authorizes repairs?
  • Owner use: how are your dates reserved?
  • Reporting: can you see revenue, fees and expenses clearly?
  • Exit arrangements: what happens to future reservations, listings, photos and account access?

Two percentages can describe very different services. Ask for the written scope as well as the quoted rate.

A few things owners ask

Is a lower management fee always a better deal?

The comparison depends on the service scope, extra charges and the resulting owner experience. Compare the whole operating plan and estimated owner proceeds rather than only the headline percentage.

Do you mark up cleaning or maintenance?

Our advertised approach is to bill cleaning and maintenance at cost without markup. Confirm the arrangements and approval process for your particular home.

How do I find out what my home could earn?

Request a personal rental estimate. Bring the address, bedroom count, amenities, owner dates and any existing booking history. An estimate is an informed discussion, not a guaranteed return.
