THE OWNER’S GUIDE · CHANGING MANAGERS

A fresh start.
A careful handover.

Thinking of changing vacation rental managers? Plan your notice period, reservations, account access and property care before moving to Blue Sky Village.

Start with what is already agreed.

Read the notice and termination terms in your current agreement. List future reservations, deposits, refunds and any outstanding work. A change of manager should not leave either a guest or an owner unsure who is responsible.

Blue Sky Village welcomes enquiries from owners already hosting in our focus markets. We will discuss the property and service fit before agreeing a transition. We cannot promise that every platform account, listing or review history can be transferred.

Your handover checklist.

  1. Agreement and timing. Establish the notice period and any obligations that continue after termination.
  2. Guest reservations. Record who will honor each booking, hold funds, answer messages and handle refunds.
  3. Listing and account access. Confirm ownership and permissions for listings, photographs, calendars and reviews with the relevant platform.
  4. Property access. Arrange keys, locks, cleaner access, emergency contacts and an inventory.
  5. Local operating records. Check whether a rental agent or contact change needs to be recorded with the authority for your address.
  6. Financial close-out. Reconcile statements, fees, deposits and outstanding supplier charges.
  7. First turnover. Confirm who inspects the home and prepares it for the first guest under the new arrangement.

Use the change to fix the problem that prompted it.

Tell us what is not working today. It may be slow communication, unclear charges, turnover quality or simply more hosting work than you want to keep doing. The new service scope should address that concern explicitly.

Bring recent owner statements and booking history to the discussion. They provide a starting point for assessing rental potential without guessing at the current performance.

For the local paperwork, use the Savannah or Folly Beach owner guide. For a cabin near Ellijay, start with an expansion enquiry so local coverage can be assessed.

A few things owners ask

Can I keep my reviews when changing managers?

That depends on the platform, listing ownership and the existing arrangement. Confirm access and platform rules before relying on a transfer. We cannot move reviews independently of those rules.

Should I cancel my current bookings first?

Review the existing obligations and agree a handover plan before making changes. Reservations, guest payments and responsibility for each stay need to be accounted for.

What should I send with my enquiry?

Start with your address and contact information. During the conversation, share your listing, current agreement, future reservation schedule and the main reason you want a change.

LET’S TALK ABOUT YOUR HOME

A little clarity.
A good place to start.

Tell us where your home is. We’ll discuss its rental potential, your plans and whether Blue Sky Village is the right fit.

A personal conversation, not an instant valuation. No obligation and no earnings guarantee.
