What makes a rental estimate useful?
A useful estimate connects income assumptions to the nights you plan to offer, the type of home and its actual condition. Bedrooms alone do not tell the whole story. Layout, parking, amenities, access and property presentation all need context.
If the home already hosts guests, bring booking history and owner statements. Separate nightly rental revenue from cleaning charges and other booking components so the comparison uses consistent numbers.
Have these details ready
- Address, bedroom count and any existing listing.
- Photos or a clear description of the current condition.
- Dates you want to keep for family and friends.
- Rental permissions and any association restrictions.
- Known costs and the parts of hosting you want to hand over.
Three numbers to keep separate.
- Gross booking value. The starting booking amount, using an agreed definition.
- Operating proceeds. What remains after the management fee and operating costs included in the estimate.
- Your overall return. Also depends on ownership costs, financing, taxes and other circumstances outside a hosting forecast.
Ask to see the assumptions behind occupancy, nightly rates and seasonal changes. A range with clear assumptions is more useful than a precise-looking annual promise.

Is the income guaranteed?
No. Actual bookings depend on availability, demand, pricing, property condition and other factors. An estimate should explain its assumptions and operating costs.
Can I send an area instead of a full address?
Yes, if you are still exploring. An exact address will be needed before property-specific eligibility and local support can be confirmed.
